In the Spring of 2021 I was given the opportunity of selling a home that was under construction. It was ready to safely walk through, but it was missing the finishing touches, (cabinetry, appliances, hardware, etc.). Knowing I love a challenge, I dove right in.

I went to work pre-marketing the house to the top local and nationwide agents, placing the house on my internet networking website and preparing visual media. Within days I was touring agents and buyers through setting a visual for what they could not see. We quickly received two full price $4,400,000 cash offers. The best news was this was a 1,600 square foot house on a 4,000 square foot lot. That brought in a hefty $2,750 per square foot sale!

Upon entering the home, I observed a lawn chair next to the fireplace for agent use during open houses with no other furnishings.  There were clumps of dust bunnies and dog hair imbedded in the curtains, well-used carpet runners on the stair case, dirty windows, a barely filled exterior fountain with thick green mold, overgrown trees and bushes blocking the house from the front view and empty planter boxes. The house looked and smelled like it had been sitting vacant for a long time.
